We identify and acquire non-performing loans secured by real estate across Spain, both as single-name credits and as part of larger portfolios sold by banks, servicers and investment funds.

Our team handles the full acquisition process, from the initial bid and price negotiation with the seller to the formal assignment of the credit, its notarisation and its registration in favour of the investment vehicle.

Our focus is on credits backed by well-located residential and commercial properties, where the gap between the purchase price and the value of the collateral offers significant profit margins.

Before committing capital, every opportunity is subject to a detailed legal, registry and technical review to detect any contingency that could affect the investment.

Working with law firms specialised in banking and procedural law, we verify title, prior charges, tenancy and occupancy, tax liabilities and the procedural status of each claim.

The findings are translated into a documented risk assessment that defines the maximum acquisition price, the expected recovery route and the protective measures required for each transaction.

Once a credit is acquired, we manage its recovery through the most effective route, prioritising negotiated solutions with the debtor whenever possible, such as payment agreements, settlements or a deed in lieu of foreclosure.

When a negotiated outcome is not viable, we lead the judicial enforcement process through to auction and adjudication of the property, monitoring every procedural step to reduce timelines.

Throughout the process, we keep the recovery strategy under constant review, adapting it to the evolution of the proceedings and of the real estate market to protect the value of the investment.

Real Estate Investment

On the Costa del Sol, we invest in residential assets and development projects selected for their location, product quality and growth prospects.

Our local presence and knowledge gives us early access to opportunities and a precise understanding of pricing, demand and buyers and sellers profiles in each micro-market, with a particular focus on Marbella.

We take part in transactions ranging from the acquisition of individual luxury properties to land and development projects, always applying the same investment discipline approach as in our credit activity.

Project Management

Whether the asset comes from a recovered credit or a direct acquisition, we coordinate its refurbishment, development or repositioning to unlock its full value.

This includes the selection and management of architects, engineers and contractors, the processing of licences and permits, and the control of budgets, quality and timelines.

Every project is designed with the end buyer or tenant in mind, ensuring the final product responds to market demand and achieves the highest possible value at exit.

Exit Strategy

Each investment is planned with a defined exit from the outset, whether through the full recovery of the debt or the adjudication of the property and its subsequent sale.

For real estate assets, we manage positioning, pricing and sales through our qualified network of national and international buyers, as well as selected agencies and institutional investors.

Timing is key: we monitor market conditions closely to execute each divestment at the right moment, maximising the return delivered to our Partners.
